we manage each property as if it were our own

once the client turns over the property to us, our team is directly involved with the following services:

property maintenance
keeping the property well maintained is our priority. therefore periodic inspections are performed for any damage. repairs are done promptly with a trustworthy and experienced contractor.

cleaning
cleaning services are provided if requested.

mail collection
the mail is collected weekly. the client is informed if anything needs immediate attention.

bill payments
the following payments are made on behalf of the owner: utilities, condo association, property insurance, accountant, corporation fee, real estate property taxes.

accounting
the property book keeping and accounting is kept up to date and turned to the accountant each year for tax purposes.

rental
the property is prepared to maximize monthly rent. our team works hand in hand with realtors to determine the optimal rental rate, prepare the listing, schedule the showings, qualify the tenant and have the lease contract executed by both parties.

tenant move in
a detailed move in inspection is performed with the tenant at rent commencement date, handing the keys and collecting the payment.

rent collection
the monthly rent is collected making sure that is paid on time. late fees are enforced if needed.

tenant move out
a detailed inspection is performed and a report is filled out with the tenant at rent termination date. the tenant is provided with an estimate value to repair the damages. the balance from the security deposit is returned to the tenant. the unit is repaired and cleaned to be placed back in the market.
